The Importance of Timing in Real Estate Transactions

Timing is a crucial factor in the world of real estate transactions. When a buyer finds the perfect property, taking prompt & consistent action to secure the property is crucial. Being ready, willing and able to sign a sales agreement and close the purchase is essential.

Real estate markets can be highly competitive, with properties often receiving multiple offers. In such scenarios, timing becomes even more critical. If a buyer hesitates or delays in making an offer, they may lose out to a more decisive competitor. Don't think that just because Brian has sent you an offer to e-sign that you can ease up on taking timely actions.

The fact is that when I send you (the buyer) an offer to e-sign, it is imperative that you understand the contents of the offer and get the signed offer sheet back to me as soon as possible. I have had clients wait and flounder about after I have sent them an offer sheet to sign. Some never signed it. Others signed and returned the sheet days after receiving it.

However, by that time, one of two things had occurred.

  1. Another buyer swooped in to execute a sales contract on the property. OR
  2. The offer had expired before we were able to present it to the seller!

So, don't wait! Successfully buying real estate is all about keeping a progressive action mindset. As you work with Brian, remember, the goal is to get that property under contract so that you can close and THEN enjoy your new real property.

Furthermore, the real estate market is dynamic and constantly changing. Property prices, interest rates, and market conditions can fluctuate rapidly. Acting swiftly in all areas of the real estate transaction can help buyers take advantage of favorable conditions and secure a property at the best possible price. Buyers should have their finances in order, including pre-approval for a mortgage, if necessary (pre-qual is not the same as pre-approval). This allows you to make a strong, timely offer and demonstrates that you are the serious party seeking to purchase the property.

Additionally, buyers should conduct thorough due diligence on the property they are interested in. This includes inspections, reviewing legal documents, and assessing any potential risks or issues. Completing these steps efficiently and effectively requires good timing and organization.
